Why mould is so common on Mallorca

Many owners are surprised: on the sunny island of all places, fincas and holiday flats struggle with mould. The reason lies in the Mallorcan winter. The houses are built for heat, often with thick stone walls, but they are rarely well insulated or heated continuously. If the second home stands largely empty from November to Easter, the masonry cools down completely.

When you then arrive or briefly air the rooms, warm, humid air meets ice-cold exterior walls. That is exactly where condensation settles – invisible at first, in the coolest corners and behind the furniture. Add to this the salty sea air, which further increases the moisture load near the coast. Weeks of absence without ventilation do the rest: the musty smell when you open the door is often the first warning sign.

How moisture builds up in your walls

Mould is never a coincidence; it is the result of damp surfaces. Four factors play the main role on Mallorca.

❄Condensation

Warm indoor air can carry a great deal of water vapour. When it meets cold wall surfaces it cools down and releases the water as a fine film – the breeding ground for mould spores forms precisely in these cool zones.

≋Lack of ventilation

If the house stands empty or is barely aired, the moisture builds up. Without an exchange of air, the water stays in the wall and the room – a common problem in rarely used second homes.

◧Thermal bridges

Window lintels, concrete pillars or uninsulated corners are noticeably colder than the rest of the wall. At these thermal bridges, a particularly large amount of moisture condenses – this is almost always where the mould begins.

☂Penetrating damp

Leaking joints, cracks in the render or rising ground moisture allow water to penetrate from outside. Here a coating alone is not enough – the source has to be stopped structurally.

We do not just fight the stain, but the problem. First we examine the cause: is it condensation and ventilation habits, or is water penetrating from outside? Only then do we decide on the right treatment. We remove the visible growth professionally, treat the affected areas against spores and prepare the substrate cleanly.

We then rely on moisture-regulating, breathable coatings that let water vapour escape instead of trapping it in the wall. This keeps the surface dry and able to breathe. To finish, we advise you on prevention – so that the problem does not return next winter. To be honest: if there is a structural cause – such as rising damp, a leaking roof or building damage – even the best coating is not enough.
